Locals use the name Tri-Cities as if it were one place, but anyone shopping for a home quickly learns that Richland, Kennewick and Pasco each have their own feel. None is simply better than the others. The right choice depends on your budget, your commute and the kind of home you want.
Richland: established and riverfront
Richland is known for tree-lined, established neighborhoods and easy access to the Columbia River. Howard Amon Park and Columbia Point Marina Park make the waterfront part of everyday life, and the Badger Mountain trails are popular for walking and running. Richland is also home to WSU Tri-Cities, Kadlec Regional Medical Center and many of the area’s largest employers.
Kennewick: convenience and variety
Kennewick offers a wide mix of housing, from mid-century homes to newer developments, and many shopping and dining options close by. Columbia Park and Clover Island give residents room to get outdoors without leaving the city, and the Toyota Center brings hockey and concerts close to home.
Pasco: newer builds and room to grow
Pasco sits across the Columbia River in Franklin County and has seen a lot of new construction, which suits buyers who want a newer home and a modern floor plan. Sacajawea State Park, where the Snake and Columbia rivers meet, is a local favorite, and the Tri-Cities Airport makes travel convenient.
How to narrow it down
- Prefer older, established streets and river access? Start in Richland.
- Want variety and quick access to shopping and services? Look at Kennewick.
- Looking for a newer home and more space for the money? Explore Pasco.
