The Tri-Cities sit in southeastern Washington where the Columbia, Snake and Yakima rivers meet. Richland, Kennewick and Pasco form the core, while West Richland and Benton City add quieter options on the western edge of the valley. Newcomers tend to arrive for steady work, a dry and sunny climate, plenty of time outdoors, and the fact that Washington has no state income tax.
Why people are moving to the Tri-Cities
The regional economy is anchored by the Hanford site and Pacific Northwest National Laboratory, along with healthcare, agriculture, food processing and a growing services sector. Washington State University Tri-Cities and Columbia Basin College add education and a steady local workforce. Many people come for a job and stay for the lifestyle: river trails, parks, wineries and short drives between nearly everything.
A quick look at each community
- Richland: Established neighborhoods, the Columbia riverfront, Howard Amon Park, Columbia Point Marina Park and the Badger Mountain trails.
- Kennewick: Waterfront at Columbia Park and Clover Island, with shopping, dining and services close at hand.
- Pasco: Newer subdivisions, room to grow, Sacajawea State Park and the Tri-Cities Airport.
- West Richland: Larger lots, quiet streets and views of the surrounding hills, a short drive from Richland.
- Benton City: A small-town feel at the edge of Red Mountain wine country.
Choose by commute and day-to-day life
Before you fall for a house, decide what a normal weekday looks like. Map the drive to work and school, note where you will do your errands, and think about how you want to spend weekends. A riverfront walk, a yard for the dog, a short trip to the vineyards: each points toward a different community.
What to do before you start touring
- Get pre-approved so you know your price range and can move quickly.
- Write down your must-haves and your nice-to-haves.
- Visit your short list at different times of day, including a weekend.
- Ask about irrigation and landscaping, since summers here are hot and dry.
If you are relocating from out of town, a local guide makes the process far easier. Hector can walk you through each community, set up showings around your schedule and help you compare homes side by side.
